The Hive is purpose built amenities hub which features over 10,000 sq ft space across three dedicated buildings, replacing the old café building. The three new buildings are – Café, Gym and Barn event space building serving the Croxley Business park, all linked together with new hard and soft landscaping, located adjacent to and existing lake.
The Gym (building 1) and Café (building 2) are two storey steel frame building with a suspended reinforced ground floor slab, metal deck concrete slab composite first floor and lightweight insulated panel roof. The Barn (building 3) is a single storey steel frame building with a suspended reinforced ground floor slab and lightweight insulated panel roof.
An isolated timber wall was designed to enclose the site of The Hive. This wall was designed as an independent cantilevered wall.
Foundations for all buildings are piled with suspended floor construction due to the underlying peat ground conditions.
Utilising the existing lake adjacent to the building as SuDS surface water storage and water treatment prior to discharging into the surface water system which discharges into the river Gade north of the site. The flow from the site was restricted to greenfield runoff rates and water quality improved to reduce the risk to local watercourses. Additional cellular storage was included to ensure flooding for storm events on site.
